Issue #2 of Beyond the Address from Roger Owens, Realtor
A Known California Realtor Had Hundreds of Choices. Here's Why He Chose Me.
A while ago, I had the opportunity to help a family relocate from California to Nevada.
What made this situation different was that the husband was a successful Realtor himself. As you might imagine, he understood the business. He knew how homes were marketed. He understood contracts and negotiations. And he certainly knew there was no shortage of agents he could choose from.Yet after speaking with several agents, he selected me to help his family make the move. It wasn't because I was the biggest name. It wasn't because I promised the lowest price. And it wasn't because I had some secret list of homes nobody else could find.
What mattered most was having someone who would help them make good decisions.
Over the next several weeks, we reviewed communities, evaluated neighborhoods, discussed lifestyle priorities, and looked beyond the obvious features of each property. I arranged multiple clubhouse tours and rounds of golf.
The final choice was the golf course and club first, then the home!
Eventually, they found the home they wanted. The challenge was that other buyers wanted it too. The property received multiple offers, including one from the listing agent's own client. Despite the competition, we were able to structure an offer and negotiate terms that secured the home for my clients.
This transaction still stands out to me. Not because of the price. Not because of the negotiations. But because it reinforced something I've learned repeatedly over the years:
The most successful buyers rarely focus only on the house. They focus on the quality of the decision. The house is simply the result.
One thing I've learned after helping buyers relocate to Southern Nevada is that the communities people initially focus on are often not where they ultimately choose to live. The neighborhoods that get the most attention aren't always the ones that end up being the best fit.
In fact, some of my favorite recommendations are communities many buyers have never heard of before they arrive. If you're considering a move, I'd be curious:
What matters most to you in the next chapter?
Privacy? Views? Golf? Walkability? Lock-and-leave convenience? An active social lifestyle? Something entirely different?
Just reply and tell me a little about what you're looking for. It doesn't need to be detailed. Sometimes a few sentences tell me more than a list of home criteria ever could.
Next time, I'll share a few of the communities that frequently surprise buyers relocating to Southern Nevada. Places that often offer a better fit than the neighborhoods everyone already knows by name.
Until then,
Roger Owens
