CONSULT

I recommend a short consultation in my office or online, where we can explore your specific needs and type of purchase.

·    Together we will set expectations, timelines, and outside interests.
·    Lastly, we will review an initial array of property listings.

FINANCE OR FUNDING

To enter the buying market with strength, funding avenues should be defined, and proper documents are in hand to present with any offer.
 
·  We will discuss if there are funds required from a current residence to be utilized
·  We will inquire about any lease you must complete prior to setting a close of escrow date.
·  I’ll provide you with multiple recommendations of lending professionals if necessary.
· Together we will set a budget for the purchase and provide you with estimated closing costs and needed cash to close details.
SEARCH FOR A HOME
 
Throughout your search for the perfect home, I will provide you all for sale listings available through the Multiple Listing Service and Off Market opportunities that best match your criteria and budget.  
 
·  Off Market properties can be through my network, for sale by owner and “pocket listings”, homes that we know the owner will sell if the right offer comes to them.
·  We will explore New Construction homes when available that meet your needs.
·  I will contact matching homes from expired and withdrawn listings when those opportunities arrive.

THE OFFER PROCESS

Once we find a home that you wish to move forward with, we begin to formulate an offer.  
 
· I will prepare multiple valuations to determine the home's market value. 
· I will inform you of the current market conditions that will affect the final offer price you select.
· I will work to determine through all sources the activity and demand regarding the subject property. This will also affect the final suggested offer price
· Once we have the pricing determined, we look deeply into the terms of the offer. These can be costs each party will pay and the terms of your loan.
·  I will prepare and explain each detail with you page by page prior to the presentation of your offer to the seller.

THE ESCROW PROCESS

Once you have successfully submitted an offer and received an acceptance, the escrow process begins. 
 
· You will arrange to send the earnest money deposit to the escrow company. Usually, this is electronic.
· Escrow and Title are two different operations. The Escrow facilitates the process and Tile reviews the property deed, liens and ultimately provides insurance for the final title and records the deed for you within the county records.
· During this time the seller and the buyers will provide documentation and disclosures, facilitate the inspections, and move the loan forward to final approval.

CLOSING

You have completed your home inspection and appraisal, the title search has determined that there are no legal claims against the title that would prohibit a title insurance policy from being issued, and your lender has fully approved your loan and you have remitted the funds for your down payment and closing costs.  
 
· You will go in person usually, to the title company to sign your loan documents (if there is a loan) and additional closing disclosures. The loan documents if any are returned to the lender.
·  Upon receipt of all funds.
· Authorization from all parties involved- the escrow company will submit to the county recorder's office. 
· We receive notification of recording and exchange the keys.
