HOA Costs, the NORA Fee, and What Buyers Should Know in 2026

Sun City Summerlin remains one of the most established and sought-after 55+ communities in the Las Vegas Valley. Its mature landscaping, active social scene, golf courses, recreation centers, and mountain views continue to attract both full-time residents and seasonal homeowners.

As part of my commitment to keeping clients informed, I periodically revisit topics that may affect homeownership costs and long-term value.

Why I'm Updating This Report

Some of you may remember that I shared an earlier briefing regarding changes within Sun City Summerlin's HOA and reserve funding.

Since then, the association has continued to implement those changes, annual assessments have been adjusted, and the New Owner Reserve Assessment (NORA) has become an established part of many transactions.

Rather than relying on older information, I believe buyers deserve the most current picture possible. This updated report reflects the latest costs and provides additional perspective on what these changes may mean for someone considering a purchase today.

My goal has not changed: to help you make an informed decision with clear facts, practical context, and no surprises after you are under contract.

The New Owner Reserve Assessment (NORA)

One of the most significant changes for buyers is the New Owner Reserve Assessment, commonly referred to as the NORA fee.

Current NORA Fee: Approximately $5,000, due at closing.

This one-time assessment was increased to help strengthen the community's long-term reserve funding for future repairs, replacement projects, and the ongoing maintenance of a large, aging community infrastructure.

Like many closing costs, the responsibility for paying the fee can sometimes become part of the negotiation between buyer and seller.

Current HOA Costs

The annual association assessment is now approximately:

$2,487.72 per year
(about $207 per month)

Those dues support many of the amenities that have made Sun City Summerlin one of the premier active adult communities in Nevada, including:

  • Four community centers
  • Multiple fitness facilities
  • Three golf courses (golf memberships and play are separate)
  • Indoor and outdoor pools
  • A performing arts theater
  • Hundreds of clubs, classes, and social activities
  • Extensive common area maintenance and landscaping

What Do These Changes Mean for Buyers?

I believe there are two reasonable ways to view these updates.

The Financial Reality

  • Buyers should budget for the additional one-time NORA expense.
  • HOA costs have increased from previous years.
  • Older, established communities naturally require greater reserve funding as infrastructure ages.

The Long-Term Perspective

  • Better reserve funding may reduce the likelihood of future special assessments.
  • Well-maintained amenities and common areas often help support property values.
  • Sun City Summerlin continues to offer one of the broadest lifestyle packages available among Southern Nevada's 55+ communities.

Should the NORA Fee Be a Deal Breaker?

In most situations, I do not believe it should.

I simply want my clients to understand the complete financial picture before making an offer. The NORA fee is a one-time cost, while the benefits of the community and its amenities are part of everyday living.
